I or one of the teams I work with may reach out when we learn that a property owner is facing a situation where understanding their options could be helpful—such as delinquent property taxes, an upcoming tax sale, inherited property, or another property-related issue. The reason for reaching out is simple: to make sure you know there may still be options worth exploring.

Are you affiliated with the county or government?

No. I am not a county or government representative. I work independently and through private property-focused organizations. When I discuss tax-sale dates, deadlines, or public property information, I encourage property owners to verify important details directly with the appropriate county or government office.

What happens if my property is already scheduled for tax sale?

Accepted Answer

A scheduled tax sale can make timing especially important. The options available depend on the property, the jurisdiction, the amount owed, and how close the sale date is. Reaching out early gives us more time to understand the situation and identify options that may still be available.

What kind of options might be available to me?

Accepted Answer

Options vary by situation. They may include working directly with the taxing authority, exploring available assistance, resolving ownership or title issues, keeping the property through another solution, selling before a deadline, or considering another property solution. Not every option applies to every property owner.

How do the organizations you work with get paid?

Accepted Answer

It depends on the situation. Some of the work we do is simply educational or advocacy-focused and doesn't involve a transaction or generate income. In other situations—particularly with vacant land, inherited property, or properties an owner has decided to sell—we may purchase or invest in the property with the goal of earning a return. If an option involves a purchase, sale, fee, or other financial arrangement, that will always be explained clearly, including the relevant terms, before you make any decision.

Will you try to convince me to sell my property?

No. Selling may be one option in some situations, but it is not automatically the right answer. My role is to help you understand the choices that may be available so you can decide what makes sense for you.

We'll start with your situation, your goals, and any deadlines you may be facing. From there, I or an appropriate team member may gather additional information, help clarify the options that appear relevant, and explain possible next steps. There is no obligation simply because you reached out.
